Overview
Coming Home London has a clear business objective to refurbish empty properties, deploying the skills of women who have gone through any kind of trauma. They may be former prisoners, women who have survived domestic violence or care leavers or girls exiting gangs. We will promote and distribute
refurbishment,
rehabilitation
quasi social housing tenancies
and management and handyman services.
These products and services have been developed over 3 years with a core focus on addressing the key customer of women who have gone through the criminal justice system or suffered violence and trauma, which is access to suitable housing and unemployability.
The Business Objectives
When as a key component of our growth strategy we consider it critical to identify and outline our business objectives, and align these objectives with clear and measurable development milestones. Our key long term business objective is to launch a new way of housing excluded people into mainstream communities by bringing back into use long term empty properties and building on their own existing skills.This will engender independence, not dependency. This is not a housing association model. Whilst our existing services have been useful for testing the customer problem, new products are required to fully capitalise on our business potential. Our growth path is clearly oriented around the addition of new products, the development of these new products and the subsequent marketing of these. It is understood that costs will be associated with product development and marketing and these have been allowed for in our budget.

Coming Home London has been created with a clear focus on the needs of our customers. Through a structured customer discovery process, we have validated the key customer problem as too many empty properties and homelessness as well as lack of skills and women in the property sector. This is a critical issue for our selected target market of vulnerable and excluded communities.

Through Coming Home London we will create asset based community development, resilience and long term sustainability in fractured communities." In order to deliver on this value proposition, our unique community focused model embeds community ownership at its heart and builds in the existing gifts and assets within that community'/ stakeholders. This capability has taken considerable time and resources to develop and forms the cornerstone of our competitive advantage.

Key Strategies
Over the next 6 months our focus will be to Develop a portfolio of housing association owned properties, on long term peppercorn leases, with an option to buy at 5 years. This task will be undertaken in the context of our broader strategy to Create a bespoke training and skills qualification for excluded communities in property maintenance and construction. These strategies are a tactical implementation of our overall business goal.
Milestones
Measurement of the successful implementation of our strategies will be governed by measurable development milestones. The milestones that will be achieved over the next 2 years are:
Source first 3 properties
Source ten women from domestic violence shelters or prison
Develop resilience and keep the interest of the cohort, retention over a year long property and construction skills qualification framework
