WNY property holdings, LLC has a clear business objective of acquiring distressed and foreclosed real estate. These skills have been developed over the last 10 years by its owner, Chris Williams, who for that time period has been successfully buying, renovating, renting and flipping property and generating huge returns.

The Business Objectives

When as a key component of our growth strategy we consider it critical to identify and outline our business objectives, and align these objectives with clear and measurable development milestones. Our key long term business objective is to grow revenue. Rapid revenue growth is considered the most critical and measurable business goal. This can be obtained by gaining access to more capital that can be used to acquire more real estate which will generate income and profits.

The Customer

WNY property holdings, LLC is a real estate investment firm. Ultimately our customer is the end user. That may be a tenant that eventually occupies one of our properties or a family that moves into and purchases a newly renovated home from us. Either way we are committed to providing them with a high quality living space and doing it on a budget that leaves a good profit margin for the company.

The Value Proposition

WNY property holdings, LLC is uniquely positioned to take advantage of the current opportunities in the real estate market and produce great returns on investment. The average return on investment per deal is between 20-40% per year. In order to be deliver on this value proposition, we utilize our experience gained in the hundreds of transactions we have done over the last 10 years as a real estate investors, foreclosure specialist broker, & property manager to effectively manage the process from start to finish.. This capability has taken considerable time and resources to develop and forms the cornerstone of our competitive advantage.

Competitors

There is a lot of competition in the real estate investment market. We consider our key competitors to be other real estate investors . Our understanding of these competitors has been used to refine our strategy and value proposition. We believe that we can compete effectively with other real estate investors by being well funded and organized with extensive market knowledge and experience. This gives us an edge over the competition by giving us the tools to aggressively go after the opportunities we see in the market place.


Key Strategies

Over the next 6 months our focus will be to acquire more distressed properties with the intention of renovating, renting and/or flipping for a profit. This task will be undertaken in the context of our broader strategy to continue to replicate this business model to build equity and expand ourbportfolio of cash flow rentals. These strategies are a tactical implementation of our overall business goal as outlined above.

Milestones

Measurement of the successful implementation of our strategies will be governed by measurable development milestones. The milestones that will be achieved over the next 2 years are: Archive monthly gross rents ok $25k, flip 2 properties per month at a profit of greater than 30%, & maintain a portfolio of a minimum of 10 properties.
